Flat Roofers in Swindon - Local Flat Roofing Specialists You Can Trust

GWR Roofing Ltd carry out flat roof installations and repairs across Swindon, Wiltshire, Bristol and Bath. We are based in Swindon SN2 and flat roofing is one of our most frequent job types — the garages, rear kitchen extensions and single-storey side returns on Swindon’s post-war housing estates were almost universally built with traditional felt flat roofs that are now well past their design life. Properties across Penhill, Walcot, Park South, Pinehurst, Covingham and similar estates routinely have felt flat roofs on garages and extensions that are 30 to 50 years old, leaking, blistered or failing at lap joints. At this age, patching is rarely cost-effective — a full replacement in a modern system is the correct approach. We install three flat roofing systems depending on the roof size, budget and intended use: GRP fibreglass (our most popular choice for Swindon garages and domestic extensions — seamless, 10-25 year guarantee, zero maintenance), EPDM rubber (better suited to larger or irregularly shaped roofs), and high-performance torch-on felt (where budget is the primary constraint). We advise honestly on which system is most appropriate for each specific roof, explain the lifespan and cost differences clearly, and provide a fixed-price written quote before any work starts. All prices include waste removal.

New Flat Roof Installations

We install new flat roofs on garages, kitchen extensions, single-storey side returns, rear additions, outbuildings and commercial roofs across Swindon and Wiltshire. For domestic properties our default recommendation is GRP fibreglass — it is installed seamlessly as a poured resin system, cures to a rigid waterproof surface with no joints or laps, is guaranteed for 25 years and requires zero maintenance. For larger commercial or industrial flat roofs we use EPDM or single-ply systems suited to the span and complexity. We assess each roof individually and recommend the most appropriate system in writing before any work begins.

Flat Roof Repairs

We carry out flat roof repairs across Swindon and Wiltshire including emergency repairs on actively leaking roofs. Common repair situations on Swindon properties include: split or blistered felt lap joints on ageing felt roofs; failed upstands around parapet walls and soil pipes; lifted or cracked GRP perimeter trim; and ponding water caused by a blocked or inadequate outlet. We will always give you an honest assessment of whether repair or full replacement is the more cost-effective option — if a roof is at end of life we say so clearly rather than carry out a repair that will fail again within a short period.

EPDM Roofing Systems

EPDM (Ethylene Propylene Diene Monomer) is a rubber membrane system we use on larger flat roofs — typically over 30–40m² — where a single-pour GRP installation would not be practical. It is highly flexible, accommodates roof movement well, is UV-resistant and carries a manufacturer warranty of 20 years or more. EPDM is particularly suited to larger commercial roofs and complex domestic flat roof shapes with multiple upstands, penetrations or irregular perimeters. We install fully bonded EPDM systems with mechanically fixed perimeter trim and correctly detailed upstands to all walls and penetrations.

GRP Roofing Systems

GRP fibreglass is our most frequently installed flat roofing system on domestic properties in Swindon — particularly on garage roofs and kitchen or rear extensions on the town's post-war estates. The system is installed as a liquid resin over fibreglass matting laid on a prepared OSB deck, curing to form a completely seamless, rigid, waterproof surface with no joints, laps or seams. This eliminates the primary failure point of felt systems. GRP carries a 25-year guarantee when installed correctly, requires zero maintenance, and will not crack, split or delaminate under normal conditions. It can be walked on safely for routine access. We offer GRP in grey and mineral chip finishes and can lay to existing falls or create new falls within the system where drainage improvement is required.

Flat Roof Inspections & Maintenance

We carry out flat roof inspections as a standalone service across Swindon and Wiltshire — useful when buying or selling a property, after a period of heavy rain or storms, or where internal damp has appeared without an obvious cause. Our inspection covers the roof surface, upstands, outlets and perimeter trim, and we provide a written report of condition with a fixed-price quote for any work recommended. We also carry out preventive maintenance on older felt roofs — clearing outlets, re-sealing upstand flashings and treating surface blistering — to extend serviceable life on roofs not yet at the point of full replacement.

Flat Roof Replacements

When a flat roof is beyond economical repair — typically a felt roof over 20–25 years old that has developed multiple failure points — full replacement is the correct approach. We strip the existing covering back to the deck, inspect the deck and joists for water damage and rot (carrying out any necessary remedial carpentry as part of the price), and install a new system. On most Swindon garage and extension replacements we install GRP as the replacement system — the client gets a flat roof that will not need replacing again within their ownership period. We do not offer like-for-like felt replacement on domestic properties as a standard option, as GRP is more cost-effective over a 10-year period for any roof small enough for the GRP system to be appropriate.

Flat Roofing — Frequently Asked Questions

Got questions about our roofing services? Here are some answers to the most frequently asked questions from our customers.

A flat roof has a very shallow fall — typically between 1:80 and 1:40 — rather than a steep pitch. In Swindon and across Wiltshire, flat roofs are found on garages, rear kitchen extensions, single-storey side returns and outbuildings attached to pitched-roof houses, and on commercial buildings. The shallow angle means drainage is critical and the waterproofing membrane carries the full burden of keeping water out. Modern flat roofing materials (GRP fibreglass, EPDM rubber) are highly reliable when correctly installed. Traditional felt, by contrast, has a much shorter lifespan and is the source of most flat roof leaks we attend on older Swindon properties.

For extensions, garages and outbuildings in Swindon and Wiltshire the main practical benefits are lower construction cost compared to a pitched roof of the same footprint, faster installation, and the ability to comply with planning height restrictions on rear extensions and side returns. Modern flat roofing materials — particularly GRP fibreglass — also offer a very long service life with zero maintenance once installed. The 25-year GRP guarantee exceeds the guarantee periods on most new pitched roof tile systems. For commercial properties, a flat roof also provides accessible space for plant, ventilation equipment and solar panel installation.

We install three flat roofing systems. GRP fibreglass is our most used system on Swindon domestic properties — installed seamlessly as poured resin, guaranteed 25 years, zero maintenance. EPDM rubber is better suited to larger flat roofs over 30–40m² and irregular shapes. High-performance torch-on felt is available where budget is the primary constraint. We advise on which system is most appropriate for each specific roof and provide pricing on alternatives where relevant, so you can make an informed decision.

The lifespan of a flat roof depends on the material used. EPDM and GRP flat roofs can last up to 50 years or more with proper maintenance. Felt roofs typically last between 15 and 20 years. Regular inspections and maintenance can help extend the life of your flat roof.

On a typical Swindon garage (15–25m²) a full GRP flat roof replacement — including stripping the old felt, inspecting and repairing the deck where necessary, and installing the new GRP system — is usually completed within one day. A larger kitchen extension roof (25–50m²) typically takes one to two days. Larger commercial flat roofs or roofs requiring significant deck repair work will take longer. We provide a clear timeframe as part of every written quote and complete flat roof work in a single continuous visit wherever possible to minimise the period the deck is exposed.

Yes, flat roofs can be installed on existing properties, including extensions, garages, and even residential homes. Whether you’re building a new structure or replacing an old roof, our team can assess your property’s needs and provide tailored solutions.

Old felt flat roofs are prone to leaks — the material degrades, becomes brittle, and splits at lap joints and upstand junctions over time. This is why so many flat roofs on older Swindon properties leak. Modern systems — GRP fibreglass and EPDM rubber — do not have the same failure modes. GRP is a seamless system with no joints or laps to fail and is extremely reliable when correctly installed with adequate drainage falls. The key factors are correct installation, proper upstand detailing and working drainage. We check outlet positions and falls during every survey and advise if falls need correction as part of the replacement work.
